1. What Deal Analyzer is
Deal Analyzer is a software tool that helps you estimate the potential financial performance of real estate investments using third-party data and your inputs.
2. Not financial or investment advice
Deal Analyzer is an informational tool only. The numbers, projections, rent estimates, and analyses it produces are estimates, not guarantees, and may be inaccurate or incomplete. They are not financial, investment, tax, legal, or real-estate advice. You are solely responsible for your own investment decisions. Always do your own due diligence and consult a licensed professional before buying property.
3. No warranty
The service is provided "as is" without warranties of any kind. We do not guarantee the accuracy of property data, rent estimates, or any results.
4. Limitation of liability
To the maximum extent permitted by law, Deal Analyzer and its owner are not liable for any losses, damages, or decisions made based on the tool's output.
5. Accounts
You are responsible for keeping your login secure and for activity under your account.
6. Plans
Free accounts include 3 analyses per month. Basic and Pro are paid subscriptions billed through Stripe: Basic includes 25 analyses per month plus the max-offer calculator and portfolio dashboard; Pro includes everything in Basic with unlimited analyses plus the Deal Finder, market reports and PDF reports.
7. Billing, cancellation, and refunds
Basic is $10/month and Pro is $29/month. Each can instead be billed yearly at a 30% discount ($84/year for Basic, $243.60/year for Pro), paid up front and automatically renewing each year. Monthly plans renew each month. All paid plans bill automatically until canceled. You can cancel anytime from your account; cancellation takes effect at the end of your current billing period, and payments already made are non-refundable.
8. Changes
We may update the service or these terms over time. Continued use means you accept the changes.

1. What we collect
Your email address, the property analyses and deals you save, and basic usage counts. Payment is handled by Stripe — we never see or store your card number.
2. How we use it
To run your account, save your analyses, enforce free/Pro limits, and send you account emails (confirmation, password reset).
3. Who we share it with
Only the service providers that run the app: Supabase (accounts and data storage), Stripe (payments), and RentCast (property data). We do not sell your personal information.
4. Data storage & security
Your data is stored securely with Supabase. No system is perfectly secure, but we take reasonable measures to protect it.
5. Your choices
You can request deletion of your account and data anytime by emailing us.
